Located in Sydney’s busy CBD, Mosaic involves the delivery of a $25 million luxury commercial and residential Tower.  The 14 storey development comprises of 3 levels of commercial office space, 36 luxury residential apartments, retail spaces along with 4 levels of underground basement carparking.

Designed by renowned Australian architect Tony Owen, the unique facade resulted from a parametric calculation of reflected sun onto the site in order to maximise solar amenity. This geometry is then translated into the masonry podium base, which in turn, responds to the heritage warehouses next door.

Due to the nature of the constrained site the Duffy Kennedy team has worked closely with the City of Sydney to minimise the impact of the construction works on the surrounding streets.  Comprehensive material handling strategies were prepared for the management and movement of materials to and from the site.

The delivery of the Mosaic development demonstrates Duffy Kennedy’s ability to deliver high quality buildings on constrained CBD sites.


This commercial property comprises 2 floors of intended showrooms with a further 2 floors of Office and Showroom space. Each floor is approx. 900 sq m in size, the building will house commercial showrooms and suites accessed by a single passenger lift. The front Princess Highway facing façade consists of predominantly commercial grade frameless glass curtain wall. This project utilises precast concrete facades and conventionally built, traditional reinforced concrete structure, finished externally by the precast and façade glazing.

Cronulla Mall comprises four levels of retail and commercial tenancy with a three level underground carpark. The material composition is reinforced concrete column and slab construction for the substructure incorporating core filled masonry works for the superstructure with large glazing components on the eastern and north-eastern facades. Commercial and retail, this project has been nominated based on the external façade complexity, comprising of detailed formwork, glazing, steel and timberwork elevations. The external envelope is the main characteristic and has dramatically transformed the streetscape. The structure is also located on a street corner with adjoining buildings on the boundary, ground works again were piling and anchors and excavation of inert material exceeded 12m below ground level.

Working with Candalepas Associates, Duffy Kennedy secured client savings of approximately $1.4 million through design team integration. These savings were attributed to a value management assessment executed by Duffy Kennedy ensuring maximum value is obtainable from the client’s matured asset. A diverse specification and scope was executed with the project completed within 15 months. Cronulla Mall has been nominated for numerous awards based on its external façade complexity, comprising of detailed formwork, glazing, steel and timberwork elevations.
